Full-scale MEP fit-out of a Heritage Site

Phoenix were appointed to carry out the Mechanical and Electrical (M&E) services fit-out for the transformation of 30 Grosvenor Square, the former American Embassy, into a prestigious Rosewood five-star hotel. Retaining its iconic façade and significant listed interior elements, the Grade II listed building has been meticulously restored and reimagined to accommodate 144 luxury guest suites across six floors.

Each suite features a bedroom, walk-in wardrobe, private bar and luxury bathroom, with some also including a dedicated study or dining area. Level 7 houses two presidential suites with butler and servant quarters.

During 2025, Phoenix ME and Multiplex progressed through final commissioning stages, supporting the hotel’s operational readiness ahead of its opening in September 2025.

Intelligent Building Systems & GRMS Integration

The hotel integrates advanced smart room technology via a comprehensive Guest Room Management System (GRMS). This controls all in-room features, including air conditioning, lighting, curtains, blinds, underfloor heating, AV, TV, thermostats, room occupancy and maid call systems.

Integrated Property Management Systems (PMS) and booking software ensure seamless pre-sets aligned with guest requirements. This level of flexibility enables centralised control and personalised room settings aligned with individual guest preferences.

In addition to guest accommodation, Phoenix ME delivered the MEP infrastructure supporting signature dining spaces, a grand ballroom and extensive pre-function areas.

Specialist Systems Design and Installation

Phoenix ME delivered and installed a comprehensive suite of specialist building services, ensuring performance and resilience throughout. Key systems included full electrical services and standby generation with load shedding, distributed riser infrastructure, Halvar and Lutron lighting control systems, CCTV and security networks, smoke and fire alarm systems, and fully integrated BMS and PMS platforms.

Additional services covered leak detection, LTHW/CHW, vacuum drainage, event power, kitchen utilities, spa support systems, GRMS, DAS, room AV and satellite TV.

This highly coordinated delivery enabled seamless integration across all hospitality, spa and guest areas within one of London’s most ambitious hotel redevelopments.

The project stands as a benchmark for heritage-led luxury hospitality, combining architectural preservation with state-of-the-art MEP delivery at scale.
